August 2026 Auckland Property Market Update
In short: Prices held steady in August, but the market moved slowly. Auckland homes took longer to sell than in any August on record. Even so, sellers who priced realistically saw some remarkable results in central Auckland.

Auckland homes took a median of 54 days to sell, its slowest August on record.

What's happening in Auckland?
Prices are holding. The Auckland median of $950,000 was exactly the same as a year ago, and up 1.6% on July.
Central Auckland went up. In the Auckland City area, which includes Mt Eden, Epsom and Remuera, the median price rose 5.3% on last year to $1,126,500. It was one of the strongest results in the region.
Homes are taking longer to sell. At 54 days, compared with a 10-year August average of 43, this was Auckland's slowest August on record. Buyers have plenty of choice: Auckland has now had 31 months in a row of more homes on the market than the year before.
The time it takes to sell an Auckland home has crept up steadily over the past five years.

Who's buying, and what's on their minds?
First home buyers were the most active group. Investor activity was mixed and developers were quieter.
Buyers are weighing up:
fixed mortgage rates, which rose during August as banks repriced
household costs and job security
the November election
Well-presented, well-located homes are drawing the strongest open home numbers. Local agents expect broadly steady conditions in the coming months.
Homes of note
Brookland Place, Remuera: $2.35 million
A four-bedroom plaster-clad home in the double grammar zone. It attracted 220 bids, the most of any Auckland auction in the past 12 months, and sold for $360,000 above its reserve.
Belmont Terrace, Remuera: $2.539 million
A four-bedroom home that drew 140 bids at its 12 August auction. It sold for $434,000 more than the price the vendor had set as their reserve.
The lesson: both vendors set realistic reserves. When buyers can see real competition and trust that a home is genuinely for sale, they bid. Over-ambitious reserves do the opposite and can kill an auction's momentum.

August showed two markets side by side: homes sitting longer overall, while well-priced homes in good school zones sparked bidding wars. For sellers, pricing makes the difference between those two outcomes. With spring underway, getting the strategy right from day one matters more than ever.
