July 2026 Auckland Property Market Update
In short: July was a slower, more patient month. Prices dipped, homes took longer to sell and buyers had plenty of choice. Special, well-presented homes are still attracting strong competition.

Median days to sell: 50 days (2 days longer than last year)

Homes are taking about seven weeks to sell, the slowest July since 2008.

What's happening in Auckland?
Prices eased. The Auckland median dropped to $940,000, down 4.1% on June. Prices have still held within a fairly narrow range for about three years.

Homes are taking longer to sell. At 50 days, compared with a 10-year July average of 43, Auckland had its slowest July since 2008.
Buyers have plenty of choice. Listings rose 9.4% on last year, and Auckland has now had 30 months in a row of more homes on the market than the year before.
In the Auckland City area, which includes Mt Eden, Epsom and Remuera, the median price was $1,042,000 across 497 sales, down 5.3% on last year.
Who's buying, and what's on their minds?
First home buyers, upsizers and developers were the most active. Investors were quieter, likely waiting until after the election.

There's less urgency, but people still need to move: families grow, jobs change and the market keeps ticking over. Local agents expect steady conditions in the coming months.
Home of note
Gladstone Road, Parnell: $5.55 million
A five-bedroom 1930s character home, on the market for only the second time in 90 years. It had 95 inspections in three weeks, and 100 people watched four bidders compete at the on-site auction. It sold for more than $1m above its RV. Ray White's agents compared the campaign to the peak of the market in 2021.
The lesson: in a slower market, buyers are still competing for homes that are special and well presented. The homes that struggle are the ones that aren't well prepared or are priced for 2021.

A patient market rewards a well-run campaign. With more homes to choose from, buyers are taking their time, so presentation, sensible pricing and reaching the right buyers make the difference. If you're thinking of selling in spring, now is the time to get your home ready and your plan in place.
