June 2026 Auckland Property Market Update
In short: Auckland had a steady winter month. Prices eased slightly, buyers took their time, and homes took a little longer to sell. It isn't a market for rushing, but well-prepared homes are still selling.

Auckland median price: $980,000 (down 1.0% on June 2025)
Auckland sales: 1,772 (down 5.6%)
Median days to sell: 49 days (1 day longer than last year)
NZ median price: $770,000 (up 0.7%)
Homes are taking about seven weeks to sell, roughly the same as last year.

What's happening in Auckland?
Auckland's median price has held around $1m for the past three years, well below the 2021 peak.

Prices are steady. The Auckland median sits just under $1 million, about 1% lower than a year ago.
Buyers have more choice. Auckland has now had 29 months in a row of more homes on the market than the year before, so buyers are comparing carefully before they commit.
Homes are taking a little longer to sell. At 49 days, compared with a 10-year June average of 45, presentation and pricing matter more than ever.
In the Auckland City area, which includes Mt Eden, Epsom and Remuera, the median price was $1,125,000 across 450 sales. Monthly figures for smaller areas can swing around, especially in winter, so a suburb-by-suburb view tells you more.
Who's buying, and what's on their minds?
First home buyers were the most active group, followed by upsizers and downsizers. Investors stepped in where they saw good value.

Many are taking a "wait and see" approach, and local agents expect activity to pick up gradually after the election.
Homes of note this winter
Castle Drive, Epsom: $5.8 million
An architect-designed four-bedroom home about 100 metres from Auckland Grammar. It sold at auction above its $5.2m RV, which is rare at the top end right now. It shows that school zones and quality design still attract buyers.
Benson Road, Remuera: $2.72 million
A 1953 mid-century home once praised by Australian House & Garden. Developers and heritage lovers bid against each other, and a local family won with $2.72m. It shows that character and a good story bring more bidders.
Kasia's view
A steadier market rewards preparation. Buyers are doing their homework, so the best results are going to well-presented homes with a clear point of difference, priced with good evidence. If you're thinking of selling in spring, now is the time to plan, so you're ready when activity lifts.
