What's happening in Auckland?
Prices eased a little. The Auckland median of $950,000 was 2.6% lower than a year ago and almost unchanged on August. Prices have stayed within a fairly narrow range for about three years.
Central Auckland edged up. In the Auckland City area, which includes Mt Eden, Epsom and Remuera, the median price rose to $1,140,000 from 460 sales. That’s up 1.3% on August and 0.4% on last year, making it one of only two Auckland areas where prices rose.
Fewer homes sold. Auckland had 1,664 sales, its lowest September since 2021. Auckland alone accounted for more than half of the drop in sales across the country.
Auckland sales have dipped over the past few months, falling to 1,664 in September.

Buyers still have plenty of choice. New listings were up 7.7% on last year, and Auckland has now had 32 months in a row of more homes on the market than the year before. Homes are selling faster than in August, but still more slowly than the 10-year September average of 41 days.
Who's buying, and what's on their minds?
First home buyers were the most active group, along with people whose circumstances meant they needed to move. Investors remained selective.
Buyers are weighing up:
the Official Cash Rate, which rose to 2.75% on 2 September, its second increase in two months
household costs and job security
the November election, with some buyers and sellers waiting to see the result
Sellers’ price expectations are increasingly in line with the market, especially among motivated sellers. Newer listings and sought-after homes drew the strongest open home numbers. Local agents expect little change in the coming months, though some are cautiously optimistic activity may lift after the election.
Homes of note
Jacinda Ardern’s Sandringham bungalow: $2.15 million
The sale price of the former Prime Minister’s four-bedroom home was revealed in late September. It sold for $2.15 million, below its $2.3 million RV, but well above the $1.74 million she and Clarke Gayford paid in 2018.
The lesson: quality homes still draw strong competition, but buyers are paying today’s prices, not the rating valuation.
Kasia’s view
September showed a market that is slower but working. Fewer homes sold, but they sold faster than in August, and sellers who priced in line with the market found buyers. With spring underway and the election approaching, preparation and realistic pricing remain the keys to a good result.
